Siletz, Oregon 97380 Shared private home or (preferred) RV space/hookup – $150-$500/month depending (see below for details)

Description: 3 bedroom Chalet and RV spot on beautiful acreage in the Oregon coast range. 1-2 bedrooms available in house, or RV spot next to shed/woodshed approximately 100-200 feet from house with full hookup.

Price: RV space $150-$200/month plus utilities with work exchange (or $350-$400/month without); or $500 + util. for 2 bedrooms (one person). Would be best if I could find someone who can help with home/grounds/vehicle maintenance (approx 3-4 hours a week) in exchange for part of rent.

Basic description: Chalet is surrounded by woods (mostly spruce/fir/alder), with a 3 acre overgrown field and pond to the south, and organic cultivated gardens surrounding the house. In a neighborhood, but closest neighbor is about 1/4 mile away with trees between. Home is also used 2-3 days/week for business. Wood and electric heat. RV would be preferable because house has slight mold problems, an inside dog, and a business, as well as sensitivity limitations. Own transportation needed. 1/3 mile on dirt/gravel driveway with steep incline from county road. 3.5 miles to nearest town of Siletz. 18 miles to the city of Newport. Approximately 1.5 hours to Corvallis, 2.5 to Salem or Eugene, 3.5 to Portland.

Flooring: Laid linoleum in kitchen, carpeting throughout rest.
Carpet: Carpet installed everywhere except kitchen, downstairs bath, laundry room. Medium/deep pile synthetic, approximately 11 years old.
HVAC: n/a
Whole house air filter: Stand-up units.
Whole house vacuum: Yes, contained in outside closet.
Sauna? n/a
Dates of past repairs/renovations: Small portion of ceiling in kitchen drywalled/painted with no-VOC paint 4 years ago. Nothing else for at least 6 years.

Did the house ever sit empty for any length of time? Yes; heat was kept on.

Cell/microwave towers nearby and/or planned for near future: No cell service at present; tower possibly being installed 3.5 miles away this month or next.

Have others with electromagnetic sensitivities healed in this house? n/a
Have others with electromagnetic sensitivities done poorly in this house? One person with extreme EMF sensitivity could be here for short periods (to receive massage) if I turned all the electric off. One tenant was sensitive to the only fluorescent light in the house (kitchen) and we only used the alternate incandescent light while she was here.

Mold
Is the property graded, are French drains, swales or other features used to wick away rainwater? Not properly.
Are there plantings or berms around the perimeter of the home? Yes, there are plants.
On-slab foundation, crawlspace or basement? Crawl-space insulated and covered with plastic (at least 10 yrs old).
Exhaust fans in bathrooms, kitchen, and other high-humidity locations? Yes.
Whole house dehumidifier? No.
Other mold-reducing features: n/a
Is there a history of water damage of any kind: Yes.
Have there ever been roof or plumbing leaks: Yes; unknown (previous owner).
Was mold remediation ever completed in your home? Not that I know of.
To the best of your knowledge, is there currently high levels of mold or existence of allergenic, pathogenic, or toxigenic molds in the home? Medium levels of mold, especially in bedrooms (north side of house). Tolerable to some, not to others.

Allergies
Pets that have lived in the house: Dog in house presently. Other animals in house previously.
Known vermin infestations: Rare, but this is a farmhouse.
Homestead animals: Unknown; not for past 6 years. However, neighbor’s peacocks wander into yard in certain seasons until chased away.
Local flora that might be a problem (e.g., juniper, pine, cedar, etc.) and worst times of year for pollen counts: Fir, spruce, cedar, alders, scotch broom. Worst in spring.

Other potential toxic exposures
Were pesticides ever used in the house, or outside the house and around the property, by you or by former owners? Not for the past 6 years. Unknown for previous owner, but I’m sensitive and never had a problem here. Please note: Property is within timber area with logging operations relatively nearby (1-3 miles) that do spray after clearcutting. Has happened close enough to be a possible problem once in the past 6 years. County sprays herbicides in specific areas for blackberries and scotch broom and horsetail along county roads, and ODOT does annual shoulder herbicide applications along all state highways; I receive notification of both.
Has a pet that was treated with Frontline, wore a flea collar, or had other pesticides applied to it ever lived or entered the home? Not for the past 6 years.
Has the home site been checked for radon and other potentially hazardous elements? Are you prepared to provide a copy of any environmental home/site inspection that has been done? None.
Is the house currently fragrance free, and has it always been? None for the past 6 years. Nothing I could detect from before then.
Is the house currently smoke free, and has it always been? Smoke-free and no detection of prior use.
Has the house or any neighbors’ homes in a three block radius ever been used as a methamphetamine (“meth”) lab? No.
Has ozone every been used in the home to try to remove odors/chemicals/mold? For mold in bedrooms, 3 years ago.
Garage: Only sheds.

General
Do you or your MCS partner tolerate the home yourself? Yes.
How long have you lived in the home? 6.5 years.
How long have former tenants stayed? Couple in RV for 4 years; roommate with severe MCS/autism 6 weeks; my daughter/granddaughter 2 years.
Why are you renting the home? Daughter is moving closer to town; need income to help with mortgage.
Who are the closest neighbors and what are their potentially MCS-triggering habits? Closest neighbor is approximately 1/4 to 1/3 mile away; neighborhood habits are not the best, but there’s plenty of buffer between us.
Are the neighbors MCS aware/compassionate/friendly? Some neighbors are aware and amenable, others are not.

Due to the nature of the illness, potential MCS buyers/renters will need to stay in a home overnight, or for an extended period, before committing to a purchase or long-term lease. Doing so puts the homeowner at risk for potential contamination of the space. Are you willing to do this? Yes. Potential buyer/renter can stay overnight in home for up to 2 weeks before committing to rent at a fee of $20/night.

Allowed personal care products: Used in home: Bio-Kleen products (not orange flavored), Dr. Bronners peppermint soap, vinegar, hydrogen peroxide, grain alcohol (in mixture with peppermint soap and water for sanitizing massage table), Chae Organic shampoo/conditioner. Anything else (or a change in these) would need to be discussed.

House rules: For in home, shower/change clothes upon return from exposures, remove shoes. There are times (2-3 days a week, 2-3 hours per day) when I have massage clients in the home. I would need quiet and privacy for those times. I have sensitivity to noise, so would have to discuss music/entertainment (no cable TV available, but I do have DVD/VCR player for movies) and have a limit on how early/late. Cooking meat/poultry makes me nauseous, so if that’s necessary, it needs to be done while I’m out and the house aired and pans/oven cleaned well after. For RV, things would be more lenient.
